House leveling is the process of lifting a home when it’s sinking. Whatever the reason, we fix the underlying problem that’s causing the unevenness, and we leave your home on level ground.
If your house has sloping floors, cracks in the walls, windows that won’t open, or doors that are hard to open and close, then it needs to be leveled!
There are many reasons why your house may require leveling: water and soil problems, poor quality of materials used in the foundation, and improper drainage (or none at all).
Water problems are the biggest issue with a home’s foundation. If water is not draining properly it can erode or soften the soil.
If the soil around the foundation erodes, cracks can form because there’s no support below the foundation wall. Or the water softens the soil so the foundation sinks into the ground.
You may also need your house leveled if it was built on clay. Clay is malleable and moves downhill like a glacier. It also expands and contracts during different weather, eventually causing cracks in the foundation.
Lastly, your home could have been built with poor quality materials. This was common in the 1950’s and earlier, because builders didn’t reinforce the concrete. Without rebar to strengthen a concrete foundation, it’s very weak. This weakness allows for cracking, sinking and settling of the home.
